Your Spring Roof Check: What to Inspect After Winter

Spring is the ideal time to assess your roof. The worst of the winter weather is behind you, and any damage caused by frost, storms, or freeze-thaw cycles will now be visible. Catching problems in spring gives you the whole summer to address them at your own pace — rather than scrambling for an emergency repair when the autumn rains arrive.

Here is a complete spring roof check guide for UK homeowners.

Why Winter Is So Damaging

Before we get into the checklist, it helps to understand what winter actually does to a roof:

Freeze-thaw cycles expand water trapped in small cracks, widening them significantly over a season of repeated freezing and thawing.

High winds loosen tiles, ridge caps, and chimney pots — sometimes visibly, sometimes just enough to compromise the seal without the tile actually falling.

Heavy rain tests every flashing, seal, and drainage point on your roof. Problems that were borderline in summer often become active leaks in winter.

Moss and algae grow rapidly in the damp winter conditions, and a roof that was lightly affected in autumn may have significant growth by spring.

Your Spring Roof Check: What to Look For

From the Ground

Start with a careful walk around your property. You do not need to climb on the roof — most problems are visible from the ground with a careful look.

Tiles and slates — Look for any that are cracked, slipped, or missing. Pay particular attention to the ridge (the very top of the roof) and the hips (the diagonal edges on a hipped roof) — these are the areas most vulnerable to wind damage.

Ridge and hip tiles — These are bedded in mortar, which can crack and crumble over winter. Look for gaps in the mortar, tiles that appear to have shifted, or any that have fallen.

Chimney stacks — Check for fallen chimney pots, large pieces of fallen mortar on the ground below the chimney, or a stack that appears to lean. Also look for white staining (efflorescence) on the brickwork, which indicates water has been penetrating the stack.

Gutters and downpipes — Check that gutters are still properly fixed to the fascia and have not pulled away. Look for any sections that are visibly sagging or damaged. Check downpipes are clear — winter debris often causes blockages.

Flat roof sections — If you have a flat roof over an extension or garage, check for pooling water, blistering, or any areas where the membrane appears to have lifted.

From the Loft

A loft inspection after winter is one of the most valuable things you can do. On a dry day, go into the loft and look for:

New damp patches or staining — Compare with what you saw last time you checked. Any new staining indicates water has entered during winter.

Daylight — Any daylight visible through the roof covering indicates a gap that needs sealing.

Condensation — Some condensation in a loft is normal, but excessive moisture on timbers or the underside of the roof covering suggests either a ventilation problem or water ingress.

Insulation condition — Wet or compressed insulation has lost its effectiveness and may need replacing.

Gutters and Drainage

Spring is the ideal time to clear gutters of the winter's accumulation of leaves, moss, and debris. Check that:

  • Gutters are clear and draining freely
  • Downpipes are unobstructed
  • Water is draining away from the building at ground level

Moss and Algae

After a wet winter, moss growth on roof tiles is often significantly worse than it was in autumn. Spring is a good time to arrange a biocide treatment — the warmer, drier conditions of summer help the treatment work effectively and the dead moss to wash away.

When to Call a Professional

If your spring check reveals any of the following, call a roofer:

  • Missing, cracked, or slipped tiles
  • Ridge or hip tiles that have shifted or have gaps in the mortar
  • Any signs of damp in the loft
  • Chimney damage
  • Flat roof blistering or pooling water
  • Gutters pulling away from the fascia

Addressing these issues in spring — when roofers are less busy than in the autumn rush — often means faster appointments and more competitive pricing.
