How to Prepare Your Roof for Winter: A UK Homeowner's Guide

Autumn is the best time to think about your roof. The storms, frost, and freeze-thaw cycles of a British winter put enormous stress on every part of your roof system — and problems that are minor in September can become emergencies by January.

The good news is that a few straightforward checks and maintenance tasks can dramatically reduce your risk of winter roof damage. Here is our complete guide.

Why Winter Is So Hard on Roofs

The UK winter presents several distinct threats to your roof:

Freeze-thaw cycles — Water seeps into small cracks in tiles, mortar, and flashings. When it freezes, it expands, widening those cracks. Over a winter with repeated freeze-thaw cycles, small problems become large ones very quickly.

High winds — Autumn and winter storms regularly bring gusts of 50–70mph across the East of England. Loose tiles, ridge caps, and chimney pots are all vulnerable.

Heavy rain — Prolonged rainfall tests every seal, joint, and drainage point on your roof. Blocked gutters overflow and saturate the ground next to your foundations.

Snow loading — A heavy snowfall adds significant weight to your roof structure. While most UK roofs are designed to handle this, a roof already weakened by age or damage is at greater risk.

Your Autumn Roof Preparation Checklist

1. Clear Your Gutters

This is the single most important maintenance task you can do before winter. Autumn leaves, moss, and debris accumulate in gutters and block downpipes, causing water to overflow and saturate the walls and foundations of your home.

Clear gutters thoroughly in late October or early November, after most leaves have fallen. Check that downpipes are clear by running water from a hose — it should drain freely.

2. Check for Missing or Damaged Tiles

Walk around your property and look up at the roof from ground level. Look for:

  • Tiles that are visibly cracked, slipped, or missing
  • Ridge tiles that appear loose or have gaps in the mortar bedding
  • Any areas where the roof line looks uneven

If you spot anything concerning, call a professional roofer before the winter weather arrives. A missing tile in November can lead to significant water damage by February.

3. Inspect Your Chimney

Chimneys are particularly vulnerable to winter damage. Check for:

  • Crumbling or missing mortar between the bricks
  • Cracks in the chimney pot or flaunching (the mortar cap at the top)
  • Gaps in the flashing where the chimney meets the roof

If your chimney is no longer in use, consider having it capped to prevent water ingress.

4. Check Flat Roof Sections

If your property has a flat roof over an extension or garage, inspect it carefully before winter. Look for:

  • Pooling water that has not drained within 48 hours of rain
  • Blistering, cracking, or splits in the membrane
  • Debris blocking drainage outlets

A flat roof that is already showing signs of wear is unlikely to survive a harsh winter without developing a leak.

5. Inspect Flashings and Seals

The lead or mortar flashings around chimneys, skylights, and where the roof meets walls are a common source of winter leaks. Check for any that have lifted, cracked, or pulled away from the wall.

6. Check Your Loft Space

On a dry day, go into your loft and look for:

  • Daylight visible through the roof (a clear sign of a gap or missing tile)
  • Damp patches or staining on the timbers
  • Condensation on the underside of the roof covering

7. Trim Overhanging Trees

Branches overhanging your roof are a significant risk in high winds. A falling branch can cause serious damage to tiles, gutters, and even the roof structure. Have any large overhanging branches cut back before the autumn storms arrive.

When to Call a Professional

If your inspection reveals any of the following, do not wait — call a roofer before winter:

  • Missing or cracked tiles
  • Damaged or loose ridge caps
  • Chimney mortar problems
  • Flat roof blistering or cracking
  • Any signs of damp in the loft

Addressing these issues in October is far cheaper and less disruptive than dealing with an emergency repair in January.
