Some roof jobs are fine to leave for a while. Others need a professional immediately. Here are the 10 situations where you should pick up the phone without delay.
Not every roof issue requires an immediate call to a roofer. A single tile that has slipped slightly, or a small patch of moss, can usually wait for a scheduled visit. But some situations genuinely cannot wait — and knowing the difference can save you thousands of pounds.
Here are the ten situations where you should call a professional roofer without delay.
1. Active Water Ingress
If water is actively coming into your home — dripping through a ceiling, running down a wall, or pooling in your loft — this is an emergency. Call a roofer immediately. Every hour of delay allows more water to penetrate the roof structure, saturate insulation, and damage ceilings, walls, and timbers.
2. Missing Tiles After a Storm
A storm that removes tiles leaves your roof exposed. Even if the underlay is intact, it is not designed to be the primary waterproofing layer and will not hold indefinitely. Missing tiles should be replaced as quickly as possible — ideally within 24–48 hours of the storm.
3. A Leaning or Visibly Unstable Chimney
A chimney that is visibly leaning, cracked, or has large sections of mortar missing is a structural and safety hazard. In severe cases, there is a risk of collapse. Do not wait — call a roofer (and keep people away from the area below the chimney) immediately.
4. Sagging Roof Line
A roof line that sags or dips in the middle is a sign of structural failure — typically rotting or broken roof timbers. This is serious and needs professional assessment urgently. Do not walk in the loft space beneath a sagging roof.
5. Daylight Visible in the Loft
If you can see daylight through the roof when you are in the loft, there is a gap in your roof covering. This means water, wind, and pests can all enter. Call a roofer to identify and seal the gap.
6. Damp Patches on Top-Floor Ceilings
As discussed in our guide to spotting roof leaks, damp patches on ceilings are rarely the result of condensation alone. If you have ruled out a plumbing leak, a roof problem is the most likely cause. The sooner it is investigated, the less damage it will cause.
7. Gutters Pulling Away from the Fascia
Gutters that are visibly pulling away from the fascia board are usually a sign that the fascia itself is rotting. If the fascia fails completely, the gutter will fall — potentially causing injury or damage below. This needs attention before the next heavy rainfall.
8. Before Buying or Selling a Property
A roof inspection before exchanging contracts on a property purchase is one of the best investments you can make. Roof problems are expensive to fix, and knowing about them before you buy gives you the opportunity to renegotiate the price or ask the seller to carry out repairs.
If you are selling, a pre-sale inspection allows you to address any issues before they are flagged by the buyer's surveyor — potentially saving you a last-minute price reduction.
9. After Any Significant Storm
Even if you cannot see obvious damage from the ground, a significant storm — particularly one with gusts over 50mph — warrants a professional inspection. Tiles can be cracked or shifted without being visibly displaced, and flashings can be lifted without falling away entirely. Problems that are invisible from the ground can allow water ingress for months before they become obvious.
10. If Your Roof Is Over 20 Years Old and Has Never Been Inspected
Many homeowners have never had their roof professionally inspected. If your roof is more than 20 years old and has not been assessed recently, it is worth booking an inspection — not because something is necessarily wrong, but because catching problems early is always cheaper than dealing with them after they have developed.
What to Do While You Wait
If you are waiting for a roofer to arrive and water is actively coming in:
- Place buckets or towels under any drips
- Move furniture and valuables away from the affected area
- If water is pooling on a ceiling, carefully pierce the lowest point to let it drain in a controlled way
- Turn off electricity in any affected areas if water is near wiring
