Chimney Repairs: Everything You Need to Know

Your chimney is one of the most exposed parts of your home. Sitting at the very top of the roof, it faces the full force of wind, rain, frost, and UV radiation year after year. It is no surprise that chimneys are one of the most common sources of roof-related problems in UK homes.

At Same Day Roof Repair Limited, chimney repairs are one of our core specialisms. Here is what you need to know.

Common Chimney Problems

Crumbling or Missing Mortar (Repointing)

The mortar joints between the bricks of your chimney stack gradually erode over time, particularly on the exposed faces. When the mortar deteriorates, water penetrates the brickwork, accelerating the damage and eventually causing the bricks themselves to crack and spall.

Repointing — raking out the old mortar and replacing it with fresh — is one of the most effective ways to extend the life of a chimney stack significantly.

Damaged Flaunching

Flaunching is the sloped mortar cap at the top of the chimney stack that holds the chimney pot in place and directs water away from the stack. Over time it cracks, and pieces can fall away — sometimes dangerously. A cracked or missing flaunching allows water to pour directly into the chimney structure.

Chimney Pot Problems

Chimney pots can crack, become loose, or topple entirely in high winds. A loose pot is a serious safety hazard. We can replace individual pots or fit a cowl to cap off a chimney that is no longer in use.

Flashing Failures

The lead or mortar flashing where the chimney meets the roof is a critical waterproofing detail. When it lifts, cracks, or corrodes, water runs directly down the chimney stack and into the roof structure. Flashing repairs are often the solution to persistent damp patches near a chimney breast inside the house.

Structural Movement

In older properties, chimney stacks can lean or develop cracks due to settlement, frost damage, or the failure of internal ties. This is a structural issue that requires prompt attention.

Signs Your Chimney Needs Attention

  • Damp patches on the wall or ceiling near the chimney breast
  • White staining (efflorescence) on the chimney brickwork
  • Crumbling or missing mortar between bricks
  • Cracks in the chimney pot or flaunching
  • Visible gaps in the flashing at the base of the stack
  • A leaning or visibly unstable chimney

  3. Clear quote — We explain exactly what work is needed and why, with no hidden costs
  4. Quality repairs — We use appropriate materials for the age and style of your property
  5. Thorough clean-up — We leave your property as we found it

Should You Cap Off an Unused Chimney?

If you have a chimney that is no longer connected to a working fireplace, it is worth considering capping it off. An uncapped chimney allows rain to enter and can cause significant damp problems. We can fit a ventilated cap that keeps water out while allowing the chimney to breathe — preventing condensation issues.
